Rentmoji follows a parallel progress of leads against interested property to maintain equality and equal opportunity to all. Leads can progress on multiple interested properties at the same time and pay the security deposit to move into a particular interested property.

Step 1: Navigate to vacant list under marketing module.
Step 2: In the vacant property listing (properties with vacant-listed and under turn status), top blocks provide the main stats mainly – vacancy rate, average days the property is on the market and property that have not been leased after 60 days on market.

Step 1: Navigate to vacant list under marketing module.
Step 2: In the vacant property listing, select the vacant properties that do not have agent assigned.
Step 3: Click on list actions
Step 4: Select assign agent option
Step 5: Select the desired agent from dropdown and click save.

Step 1: Navigate to leads under marketing module.
Step 2: In the leads listing, click on add lead button
Step 3: Input the mandatory lead contact information.
Step 4: Next search and filter the vacant properties based on the lead preferences.
Step 5: Select the properties that matches the lead preferences.
Step 6: Click list actions
Step 7: Select add the selected properties to lead interested list. Repeat this step to add multiple properties to the lead’s interested property list and finally click save to add the lead.

The Rental application form will be automatically sent to the lead on creation.

New leads added or synced from property listing sites will be displayed on top of lead listing sorted based on time of creation or sync.

To view the properties on map to provide the exact location of the vacant property, switch to map view.

Step 1: Navigate to leads under marketing module.
Step 2: In the leads listing, click fresh leads block to filter and view the new leads that have been created or synced into the system from various property listing sites.

Step 2: In the leads listing, click upcoming viewing block to filter and view the leads that have a property viewing scheduled.

Step 3: Select the leads.
Step 4: Click on list actions.
Step 5: Select assign agent
Step 6: Select the desired agent and click save.

Step 2: In the leads listing, click without interested property block to filter to view the leads that don’t have an interested property assigned.
Step 3: Click on a lead in the filtered list to navigate to lead detail page.
Step 4: In lead detail page, click on the add interested property link in interested properties section.

Step 1: Navigate to leads under marketing module.
Step 2: In the leads listing, click on a particular lead to navigate to lead detail page.
Step 3: In lead detail page, click on “click to add additional occupants” link in contact information section.
Step 4: On expansion, click add occupant.
Step 5: Input the additional occupant details and on saving will be displayed in the additional occupant grid.

Step 1: Navigate to leads under marketing module.
Step 2: In the leads listing, search and click on a particular lead for which the viewing needs to be scheduled.
Step 3: In lead detail page, click blue icon against the particular property for which viewing needs to be scheduled.
Step 4: Select schedule property viewing to navigate to the calendar screen.
Step 5: On the calendar the dates on which the schedule against the same property is scheduled will be displayed on the calendar. The schedule for any particular lead or property can be searched to confirm availability.
Step 6: Double-click the preferred date on which the viewing needs to be scheduled.
Step 7: In the pop up, set the time at which the lead needs to reach the property for viewing.

Lead status changes from Fresh lead to Viewing scheduled.

Step 1: Navigate to leads under marketing module.
Step 2: In the leads listing, search and click on a particular lead for which the viewing feedback needs to be provided.
Step 3: In lead detail page, click blue icon against the particular property for which viewing feedback needs to be provided.
Step 4: Select update viewing feedback.
Step 5: Check the property shown check box and provide feedback.

Step 1: Navigate to leads under marketing module.
Step 2: In the leads listing, either click on the rental form progress column to sort the leads based on completion progress or click on advance search link.
Step 3: In the advance search panel, click on rental form progress search option
Step 4: Select 100% option.
Step 5: Click search to view the leads with 100% rental form completion.
Step 6: Check if the rental form fee column in grid listing has amount paid.

A deal can be considered as a property that a lead really wishes to move-in.

A lead can have multiple deals progressing at the same time. This is to ensure that the whole cycle of lead progress to security deposit taken step is not repeated if one of the property that the lead wishes to move-in is taken by another lead.

A deal can be started only if “100% of the rental application form is completed and the rental form fee is fully paid”.
Step 1: Navigate to leads under marketing module.
Step 2: In the leads listing, search and click on a particular lead for which a deal needs to be started.
Step 3: In lead detail page, click blue icon against the particular property for which deal needs to be started.
Step 4: Select create deal option.
Step 5: In deal creation page, check if other deals are present against the same property and nearing closure.

This enables the agent to communicate the demand of the property to the lead.
Step 6: Verify the auto populated information and mark the property as S8 if required.
Step 7: Click save deal. Deal with deal id will be created for the lead against this property. Deals created can be viewed in the deal listing screen.

The lead status changes from Property shown to Deal in progress.

The created deal will have initial status New deal to screen.

Step 1: Navigate to deals under marketing module.
Step 2: In the deals listing, click on the screen pending filter block to view the list of deals that have not yet been screened once.
Step 3: Click on the deal that needs to be screened.
Step 4: Before screening a lead, the mandatory documents for screening processed need to be received. The screening document checklist can be used to keep a track of mandatory documents received.
Step 5: View if all the mandatory documents have received in the screening document checklist section.
Step 6: On receiving the document, click on edit.
Step 7: Check the document that has been received.
Step 8: Add notes if required.
Step 9: Mark mandatory documents among the list of documents if required.

If additional document is required, navigate to Settings>configuration master>document templates and add the required document.
Step 10: Once the all the mandatory documents have been received, navigate to the screen applicants section in deal detail page. Check if the missing information column value is greater than 0. If yes, then click on the number or edit icon in actions column.
Step 11: Fill all the mandatory fields.
Step 12: Click Screen applicants button.

Only the 1st deal of a lead need to be screened. Multiple deals can be created against same lead which will skip the screening process.

Step 1: Navigate to deals under marketing module.
Step 2: In the deals listing, click on the deal for which screening has been performed.
Step 3: In the deal detail page, after screening a lead a screening document will be generated in the documents section. Review the screening document in the documents section.
Step 4: Based on the analysis of the screening document, click on the accept or reject button in the screen applicants section.

The deal status changes from new deal to screen to Deal approved.

Step 1: Navigate to deals under marketing module.
Step 2: In the deals listing, click on the deal for which security deposit amount needs to send.
Step 3: In the deal detail page wizard comprising of main steps, navigate to send/receive security deposit tab.
Step 4: Click on send security deposit link button in security deposit details section.
Step 5: Input the security deposit amount that needs to be paid by lead to secure property and other mandatory details and click save.

On clicking save, the security deposit amount will be sent via mail to the lead to pay to secure the property.

Details of the security deposit amount and sent date and time will be displayed in the security deposit details section.

Deal status changes from Deal approved to Pending security deposit.

Deal status will be automatically changed to “Security deposit taken” once the lead pays the security deposit amount.

Step 1: Navigate to deals under marketing module.
Step 2: In the deals listing, click on the deal for which additional payments need to be added.
Step 3: In the deal detail page wizard comprising of main steps, navigate to add/receive additional payments tab.
Step 4: Click on the add more button in the additional payments section. Repeat the step for adding multiple additional payments.
Step 5: Once the additional payments have been added, click on Send payments due link button to automatically send a mail to lead with the details of additional payments that need to be paid.

Step 1: Navigate to deals under marketing module.
Step 2: In the deals listing, click on the deal for which leasing agreement needs to be sent.
Step 3: In the deal detail page wizard comprising of main steps, navigate to Sign lease, schedule and complete move-in tab.
Step 4: Click on the download leasing template in lease details section. Update the document and manually send the leasing agreement to the lead’s email id.
Step 5: On receiving the signed lease agreement, upload the file in the deal detail page documents section.

Step 1: Navigate to deals under marketing module.
Step 2: In the deals listing, click on the deal for which move-in needs to be performed.
Step 3: In the deal detail page wizard comprising of main steps, navigate to Sign lease, schedule and complete move-in tab.
Step 4: Verify if all move-in related documents are received by tracking in move-in document checklist section.
Step 5: Once all move-in documents have been received, move-in start date and time is scheduled by clicking the schedule move-in button. On the calendar screen double click the desired move-in process start date and select time.

On scheduling the date for move-in, the button text changes to start move-in.

Deal status changes from security deposit taken to Scheduled for move-in.
Step 6: On the scheduled date click the start move-in button in the lease details section.
Step 7: In the move-in wizard screen proceed as per “How to move-in a tenant directly if property is actually occupied?” to convert the lead to resident.

The deal status changes from Move in scheduled to deal completed.
